For landowners and investors in timber, forests can generally be divided into two categories: planted and natural. Planted forests are generally those that have a single species and were planted after the land was cleared by a clear-cut or for some other reason.
Natural forests comprise essentially all other forests that arose through management, neglect, community decision or simply grew because the land wasn't managed at all.
A natural forest may or may not have timber value and may or may not be substantially managed for timber, wildlife, recreational value, aesthetics, water quality, security or many other reasons.
Generally, if an investor is considering the purchase of a substantial natural forest he or she may get a forestry consultant to inventory the property to determine the volume of merchantable (saleable) wood volume. In addition, the consultant could be hired to create a management plan for the land to promote whatever goals the owner chooses: deer forage, timber value, buffer, recreation, etc.
